There are many different types of serviced apartments. We put together an easy guide for you to understand what each icon means. Be it a standard serviced apartment or a co-living block, you will always know what we are offering you.

1. Serviced Apartments

Fully furnished apartments and houses offered to guests on a short or long-term basis for a nightly rate which includes all furnishings, housewares, utility bills (gas, electric, water, TV, internet), and regular cleaning (minimum fortnightly).

In order to simplify the types of serviced apartments available, Situ have formed a unique categorisation of our serviced apartment portfolio into the following groups:

  • Hotel-style building blocks with reception areas and additional communal amenities.
  • Aparthotels tend to be modern in décor but apartment sizes can be smaller than a standard serviced apartment with reduced kitchen facilities.
  • This solution is often better suited to shorter stay guests or those that are transitioning from the world of hotels to serviced apartments.

 

  • These apartments tend to be managed by bigger serviced apartment brands and occupy a whole building.
  • The buildings will often have a reception/concierge area but are unlikely to offer additional hotel-style amenities.
  • Unlike aparthotels, these apartments are designed for longer stays so tend to be a little more spacious with full kitchen facilities.

 

  • Often managed by small to medium sized serviced apartment companies.
  • This accommodation is usually individual apartment units, or a cluster of apartments on a floor within a building that is also housed by residents who are home-owners or long-term tenants.
  • Guests may also be offered a self-contained house or a boutique mews property on a quiet side-street, also offering that local feel.
  • Typically guests will be met by a company representative on arrival or they will be given a code for self check-in.

 

 

2. Vacation Rentals and Serviced Homes

All maintained by professional management companies, these apartments, villas or houses have been temporarily transformed from people’s homes into serviced accommodation.

Each property is taken through quality and safety assurance checks by the management company and the normal guest services are available during a guest’s stay.

This option is suited to those looking for more of a home-from-home option and many come with the perks of outside space, private parking and exclusive locations.

Although it is important to the management companies that all personal belongings are removed prior to a guest’s arrival, some items may remain (such as books, DVDs, hanging pictures, etc.).

 

3. Co-Living

“Don’t want neighbours, want friends? Try Co-Living!”

Offering guests the chance to meet new people and have fun while away on work, these purpose-built apartment blocks are run by suppliers who offer space to work, play and relax.

With the emphasis on modern, stylish interiors and having plenty to do at home, these buildings will have services such as fitness studios, music events, social gatherings and more to encourage their residents to easily connect and enjoy their experience away. 

 

4. Situ Bespoke

Certain clients have a need for serviced accommodation in areas where none currently exists. Situ have the ability to deliver bespoke accommodation options and effectively create serviced apartments.

There are of course limitations to this service, but given time and budget, SITU have a track record of delivering.
