Cancellation policy

PLEASE NOTE: All cancellations and amendments must be made in writing. A charge will be levied in respect of reservations, which are subsequently cancelled, or in the case of non-arrival. We reserve the right to cancel any booking should you or any member of your party cause damage to the property, its furniture or contents or should you create a serious disturbance to any adjoining neighbors. If the appropriate cancellation notice is not given in writing prior to the proposed arrival date the total cost of the accommodation will be charged, unless we are able to re-let the accommodation at the same rate.

72 Hours Cancellation Policy (stays of less than 7 nights):
3 nights’ notice required, if notice is given within 3 days of check-in then the guest(s) will be charged for 3 nights, minus the number of days’ notice given.
For example, should notice be given on the day of check-in then 3 nights’ of the stay will be charged to the guest(s)

7 Nights Cancellation Policy (stays from 7 – 28 nights):
7 nights’ notice required, if notice is given within 7 days of check-in then the guest(s) will be charged for 7 nights, minus the number of days’ notice given.
For example, should notice by given 5 days before check-in, then 2 nights’ of the stay will be charged to the guest(s)

14 Nights Cancellation Policy (stays from 28 – 89 nights):
14 nights’ notice required, if notice is given within 14 days of check-in then the guest(s) will be charged for 14 nights, minus the number of days’ notice given.
For example, should notice by given 10 days before check-in, then 4 nights’ of the stay will be charged to the guest(s)

28 Nights Cancellation Policy (stays from 90+ nights):
28 nights’ notice required, if notice is given within 28 days of check-in then the guest(s) will be charged for 28 nights, minus the number of days’ notice given.
For example, should notice by given 16 days before check-in, then 12 nights’ of the stay will be charged to the guest(s)

The ground floor offers a galley-style kitchen on entrance to the open-plan living area with a dining area and living space with a comfortable sofa and flat-screen television. There is a downstairs W/C whilst upstairs offers a shower room and two bedrooms, guests will find large double beds provided which can be split into twin beds on request.
